4 of the Most Common Commercial Flat Roof Repairs to Expect

Each component is subject to constant stress from weather, movement, and routine use, which can lead to wear and tear if not properly maintained. 1. Pipes

At SBR Roofing, our maintenance inspections consistently show that pipes and penetrations are among the most common areas requiring repair on flat commercial roofs. Even with annual maintenance, it is not unusual to encounter hairline cracks developing around these features.

During our initial service, we perform what we call “catch-up maintenance” by resealing all the pipes and vents. In subsequent visits, we focus only on areas exhibiting signs of wear. For example, in the second year, we might reseal only five or six pipes that have developed hairline cracks or visible deterioration. This targeted approach helps ensure that the roof maintains its integrity without unnecessary work.

2. Corners

Corners are one of the most vulnerable areas on flat commercial roofs. The junctions where the roof meets walls or adjoining surfaces experience a lot of movement, which can compromise the integrity of the seal. Over time, temperature fluctuations, UV exposure, and even routine foot traffic can cause the sealant to crack or pull away. During our routine inspections, we pay close attention to these spots. Even a tiny gap in a corner can allow water to seep in, leading to more extensive damage. By catching these issues early, we ensure that corners are resealed promptly, maintaining the roof’s overall integrity and preventing future problems.

3. Drains

Drains are the next most common repair item on commercial flat roofs. Drains are essential for directing water off the roof, and a leak at a drain can lead to dramatic consequences since water naturally flows there.

We inspect drains to ensure they are well adhered to the roofing material and that no openings allow water to flow where it should not. Additionally, we examine the drain lines to verify they are free of obstructions. Even if a drain is well adhered, further down the pipe, a blockage—like a lodged object—can cause a clog and back up water.

4. Flashing and Metal

Flashing work is another frequent issue on commercial roofs—especially in areas where metal is present. Metal components such as coping metal, metal AC platform covers, or similar elements are often secured with screws or nails that penetrate the metal, roof, and building structure. These penetrations create potential paths for water, which can eventually seep into the property below.

Coping metal typically comes in 10-foot segments, and where these segments overlap, joints are formed that must be sealed properly to prevent water intrusion. If these seals fail, the risk of water damage increases significantly.

With AC platforms, even though there may not be joints like those on coping metal, the use of straps, brackets, screws, or anchors to secure the units introduces additional penetration points. Each time we drill a screw or anchor through the roof, a hole is created that can become a leak point if it is not sealed correctly.

Checking and resealing any areas where screws, nails, or anchors have been used is an essential part of our regular roof maintenance. These areas might not leak immediately, but they can quickly develop into problem spots without proper care.
